The first 30 minutes
- Close the stopcock. In an apartment it is usually near the entrance or in a cupboard by the water meter. In a house it may be at the meter box on the street or by the cistern. If you cannot find it, close the valve on the appliance or pipe that is leaking.
- Switch off the pressure pump if the house has a cistern. A pump feeding a burst pipe will empty your tank and keep flooding.
- Cut the electricity to any area where water is near sockets, lights or appliances. Do this at the consumer unit, not by touching wet switches.
- Turn off the water heater if the supply is closed, to protect the element.
- Photograph everything before you mop: the source, the damage to ceilings, floors, furniture, and the water meter reading. Your insurer will want this.
- Contain the water with towels, buckets and by moving rugs and furniture.
Common causes of leaks on the island
Ibiza's water and its building stock create a particular set of failure points.
Calcareous water
Mains and well water here is hard. Scale narrows pipes, blocks valves and eats away at the seals of taps, cisterns and water heaters. A dripping overflow or a toilet that keeps filling is very often scale on a float valve.
Old galvanised pipework in fincas
Many rural houses in Sant Joan, Santa Eulària or the Sant Josep countryside still carry galvanised steel pipes from decades ago. They corrode from the inside, pinhole and leak inside thick stone walls where the damp takes weeks to show.
Pressure pumps and expansion vessels
Houses on cisterns rely on a pump. A failing pressure switch or a flat expansion vessel causes pressure spikes that stress joints and flexible hoses. A pump that cycles on and off with no tap open is a classic sign of a leak somewhere in the circuit.
Irrigation lines and gardens
Buried drip irrigation and garden supply pipes crack in the sun, get pierced by roots or by a spade. The water disappears into the ground, so the first clue is often a soaring bill or a permanently green patch.
Pool equipment rooms
Pumps, filters and pipe unions in pool plant rooms leak quietly for months. Because the room is rarely visited, damage to adjacent walls can be considerable before anyone notices.
